Daily trip to Rome by local train (it leaves every 30' and gets the city in 40') and to Viterbo, arts and archaeological sites in the surroundings of the lake as Cerveteri and Tarquinia (Etruscan), Santa Severa, Sutri, Tuscania. Thermal spa by Viterbo.

Description: The cottage is composed by a double bed area (or separate single beds) closing by curtains, a comfortable sofa double bed, a kitchen corner fully equipped with sink, refrigerator, freezer, cook stove with oven, table and seating for 4. The bathroom has large tiled shower cabin and hair dryer. Central independent heating with radiator and/or cast iron woodstove with oven (wood available for free). Satellite TV and radio, free internet ADSL cable & wireless, iron with ironing board, washing machine, baby cot and high chair .
The cottage is just steps away from the lake and the medieval centre of Bracciano and conveniently located near the railway station (local train to Rome every 30'). It is ideal for relaxing holidays and for a base with daily trip to Rome.
The owners, who live in the main adjacent villa, speak English and are available to help and advise.
Be careful to whom is allergic to the animals: in the garden live two friendly and polite dogs.

Warning to whom is allergic the animals: two very friendly and polite dogs live in the property.

Price Include: Use of swimming pool (closed during the cooler season), sheets, towels, linen for kitchen (weekly change), weekly & final cleaning, electric energy up to 50 KW/week - water, gas for cooking and hot water, wood for barbecue, parking in the common area, weekly use of washing machine, internet DSL. Heating by wood (stove by cast iron).
Weekly cleaning of the pool.
Price not included: Electric energy above 50 KW/week: 0,50 euro/KW (metered by the counter), Central heating: 7euro per day, or metered by the counter (7 euro/MC), third/fourth adult guest: +10%.
Extra cleaning if animals inside: 70 €.
Extra cleaning of the pool: 50 € each.
Options: Shuttle from/to Rome airport L.da Vinci - Fiumicino (60 euro), airport of Ciampino (70 euro), Rome centre (50 euro), port/ferry Civitavecchia: 40 euro.
Payment Conditions: A 30 % NOT REFUNDABLE deposit is required to hold booking. Balance in cash upon arrival.
A security deposit of 200 euro is required to cover possible damages, and refundable upon departure after having witheld electrical and gas consumption fares.
