A semi detached house on a hill. The villa is only a few minutes walk from the beach and restaurants. Baan Sa-moot Sa-wan is a 4 bedroom villa, sleeps maximum of 12.

Baan Sa-moot Sa-wan's special feature is the rooftop infinity edge pool with Jacuzzi jets at one end and has spectacular views! It is spaciously spread out over four floors and has a service lift between all floors including the rooftop.

The main floor has a spacious open plan living/dining area with spectacular sea views and a dining table for 8. There is a 42" plasma TV, cable channels, DVD and CD player and sound system. Wireless internet is provided.

The modern European kitchen has an oven, 4-ring stove, fridge, freezer, wine fridge, dishwasher, microwave, kettle, toaster, coffee maker, breakfast bar.

Air conditioning in bedrooms only. Non smoking villa.

Second Floor There are 4/5 bedrooms and one more living area.

Master bedroom has a king size bed and it's en suite bathroom has an exceptionally large terrazo 2 person bath tub, (from which you have views) shower area, (views also) and wc. The ensuite is decorated to give the romantic mood through the room. The master Bedroom has views of the jungle and ocean.

Second bedroom has a king size bed and is also en suite. This room has the views of the jungle, mountain and a bit over Karon Beach .

Third bedroom has twin beds and en suite. There is a TV in this bedroom, best suited for children. This bedroom also has slight views from the window.

Ground floor is self contained (with its own kitchenette) making it ideal for two families to be separate and private. There is a separate living area on the ground floor, and one more bedroom.

Fourth bedroom has a king size bed. This also has views and bi-fold doors leading out to a deck

Second Living Area has a pull out queen size sofa bed. It also has a TV, DVD player, play station 2 with games. This area can be made into another bedroom. All you need to do is close the sliding doors between the living area and the fourth bedroom. It has bi-fold doors all around leading onto a surrounding deck with koi pond of which you also have ocean and jungle views

There is a small kitchenette, including fridge, kettle, and toaster.

They both share separate WC and the beautiful outdoor spa bath area where you can watch the stars or gaze openly at the view.

There is also a washing machine.
The rooftop terrace is fully decked with sun lounges and has an infinity edge pool with Jacuzzi jets. There is a barbeque up on the rooftop, an ideal spot to sit and watch the sunset while sipping your favourite drink.

Payment Terms:

30% of rental amount is due upon signing of the booking contract plus a Breakage deposit of £200 regardless of length of stay, this will be refund to the customers if they haven't broke anything.
The rest, 70%, is due 6 weeks before commencement of rental period except for peak season when the balance is due 12 weeks prior to arrival.

Made prior to 60 days - fully refundable (except for bookings through agents where we have to pay for the commission, that will be cut and the rest will be refunded to you).
Cancellations made prior to 30 days - 50% refundable
No refund if within 1 month of arrival but we will always try to reschedule and refund negotiable, depending on whether the booked dates can be filled.
