Description of the Property - Vacation Home Sarlat

Villa Rosa provides the best of both worlds...home-from-home comforts totally secluded in beautiful grounds, yet just a few minutes from the wonderful atmosphere of Medieval Sarlat and the attractions of the Dordogne Valley.
The bourgeois-style 'maison de maitre' is typically French with steps leading up to the front door, flanked on both sides by sunny south-facing terraces, providing a favourite location for breakfasting outdoors. The larger shaded terrace,accessed from the sitting and dining rooms provides an ideal retreat for long lunches and lazy afternoons!
MAIN HOUSE INTERIOR:
The spacious entrance hall with marble floor and high ceiling gives access to the kitchen, sitting and dining rooms. A period walnut staircase winds its way to the upper floors.
Living Area:
The interconnecting sitting and dining rooms have high ceilings, good proportions and plenty of light streaming in through two large windows and a French door in each room.Both rooms are carpeted and elegantly furnished in a style typical of the period. In the sitting room comfortable seating is arranged around a lovely white marble fireplace and there is a TV, video and music system. The dining room has a large mahogany table and chairs for 12 people.
Kitchen:
The fully fitted kitchen/breakfast room is fully equipped with all modern appliances...dishwasher, fridge freezer, cooker, microwave etc. and has French doors opening onto the front terrace. Breakfast can be taken indoors or on the sunny terrace outside.
Bedrooms: 6 in total.
The bright, elegant ambiance of the house is continued in the bedrooms,all of which are fully carpeted and furnished to a high standard. There are 6 in total, 3 on the first floor and 3 on the second floor. 4 are doubles (2 x king size, 2 x queen size) and there are 2 twin rooms each with two standard single beds.
Bathrooms: 6 in total.
There are two main bathrooms one on each of the two upper floors. Each has a bath with shower facility and a double sink unit.Hairdryer provided.There are a further 2 ensuite shower rooms on each floor. There are three independent toilets, one on each level. There is also a solar shower at the poolside as well as a shower, toilet and changing room in the summer house.
SUMMER HOUSE:
Adjacent to the pool and BBQ area there is a lovely Summer House (55 sq.m.) with exposed beams,stone walls and beautiful open fireplace.
Comfortable easy chairs are arranged around the fireplace and there is a large,solid teak dining table and chairs.It also has its own kitchen area with dishwasher, fridge, hob and tableware for outdoor eating/BBQ cooking.
There is also a shower/changing room and toilet.
A selection of books and games for adults and children, as well as tennis rackets and balls, are provided.
GARDENS/OUTSIDE:
There are four acres of private grounds containing many specimen and fruit trees, as well as a hard surface tennis court and pool.
Steps from the bottom of the garden lead directly to the boulangerie. There is plenty of shaded parking,a set of garden swings and a feature stone Borie which is ideal as a playhouse for small children
Pool: Rectangular pool 12m x 6.5m with shallow end of 1m and deep end of 2.4m, paved surround with garden furniture, solar shower and infra red safety barrier.
FEATURES AND FACILITIES:
Changeover day is Saturday.
Gas fired central heating,firewood, barbeque, phone and Broadband Internet access free standing fans and hairdryer.
Baby facilities include a cot with linen and blankets, baby high chair and tableware, changing mat and baby bath.
Fully equipped laundry room with sink, washer, drying and ironing facilities.
All household linen and towels, including pool towels are provided and changed weekly during stays of two or more weeks.
Pool cleaning and grounds maintenance are provided, household cleaning during the stay can be arranged.
Hamper of French produce on arrival. Perishable basics provided by arrangement.
We regret that pets are not allowed.
Smokers are kindly requested not to do so inside the main house but are welcome to smoke in the Summer house.
