Description of the Property - Bed & Breakfast Llodio

Anemiren Etxea is a House in the country, with room for 8 people, which is rented whole. Set at the foot of Pagolar Mountain, it has clear views of the Laudio-Llodio and Ayala valleys. 4 km from the town centre, with all essential services.
Situated 20 km from Bilbao (Guggenheim), 45 km from Vitoria and 120 km from San Sebastián in the foothills of the Gorbeia Natural Park, Salvada mountain range, Orduña mountain peaks. The landscape is full of deep valleys and rugged mountains, a mixture of green fields and grey craggs, where sports pursuits include hill walking, horse riding, paragliding and golf.

The house is a 140 m2 self-contained single storey building of modern construction with full wheelchair access. Set on a 500 m2 plot of land, the house is sourrounded by a lawn and also has a barbecue, private parking and a large, covered terrace.
Access is via a single track lane.

The house has 4 double bedrooms (3 twin and one double):

1- 12 m2 bedroom with wooden floor, built-in wardrobes and one 150 cm bed, with en-suite bathroom fitted with mixer taps and shower equiped with temperature control.

2- 12 m2 bedroom with wooden floor and rugs, built-in wardrobes and twin 90 cm beds, with en-suite bathroom fitted with mixer taps and shower equiped with temperature control.

3-12 m2 bedroom with wooden floor and rugs, built-in wardrobes and twin 90 cm beds, with en-suite bathroom fitted with mixer taps and shower equiped with temperature control.

4-16 m2 bedroom with wooden floor and rugs, built-in wardrobes and twin 110 cm beds, with en-suite bathroom fitted with mixer taps and shower equiped with temperature control, bath tub and bidet. An extra bed can be supplied on request.

Lounge/dining area, 27,5 m2 furnished with 2 tables and 8 chairs, sofa, glass cabinet with colour TV, SAT (Astra), DVD, HI-FI and real log fireplace. Logs for the fire and barbeque can be found stored in the garden.

Fully equipped kitchen, 8 m2: with cupboards, electric hob, oven, microwave, fridgefreezer, dishwasher, multi-purpose and kitchen utensils (see annex).

There is hot water and central heating throughout, with adjustable radiators in each room and a thermostat in the lounge. ADSL internet connection and WIFI system.

CONRACT

Guests must arrive between 4 p.m. and 7 p.m. and leave before 10 a.m.
Reservations are accepted when a 30 % deposit has been received in advance. Full settlement will be required on arrival.
Should the reservation be cancelled this deposit will not be refunded or only in part.
The owner may request a 10% deposit, apart from the rental, to cover any possible damage. Should there be no damage, this will be returned on the guests’ departure or within a maximum period of 20 days.
Bed linen, towels, water, lighting and heating are all included in the rental.
Extra beds, telephone, additional sheets, etc. are available and must be paid for on request.
